    (e) 1. If domestic abuse within the meaning of article 36(3)-601 is the underlying offence for which a rental agreement is terminated, only the offender may be expelled. The lessor may not evict victims, minor children under the age of eighteen (18) or innocent residents, one of whom occupies the premises under a rental agreement solely on the basis of domestic abuse. Even in the event of eviction or exit from the rental agreement, the offender remains financially liable for all sums due under all the conditions of the rental agreement. 2. The tenant is limited to a reason for early termination, namely when the premises are damaged or destroyed by fire or accident, to the point that normal use is seriously compromised.
