(e) 1. If domestic abuse within the meaning of article 36(3)-601 is the underlying offence for which a rental agreement is terminated, only the offender may be expelled. The lessor may not evict victims, minor children under the age of eighteen (18) or innocent residents, one of whom occupies the premises under a rental agreement solely on the basis of domestic abuse. Even in the event of eviction or exit from the rental agreement, the offender remains financially liable for all sums due under all the conditions of the rental agreement. 2. If the termination of the lease is based on any of the grounds set out in subdivision (a) (1) (A) or (B) and the breach is reparable by reparation or payment of rent or damages or otherwise, and the tenant properly repairs the breach before the date indicated in the lessor`s notification, the rental agreement does not stop. If, for the most part, the same act or omission that constituted prior non-compliance, the termination of which has taken place, occurs again within six (6) months, the lessor may terminate the rental agreement in writing with a period of at least fourteen (14) days, indicating the infringement and the date of termination of the rental agreement. (D) finds that the continued stay of the offender in rented or rented premises may endanger the life, health and safety of the victim or the minor children of the victim. The tenant is limited to a reason for early termination, namely when the premises are damaged or destroyed by fire or accident, to the point that normal use is seriously compromised. If this is the case, the tenant can be recognized 14 days in advance of his intention to terminate the lease. The lessor may terminate a rental agreement with certain notice periods. Tennessee Lease Termination forms can be used if landlords and tenants have mutually agreed to terminate their lease.
If there is no lease (such as for weekly rentals), you can use the Tennessee Notice to Vacate to inform the other party in advance that you wish to terminate the lease and leave the premises. Tennessee landlords are required to notify tenants at least 30 days in advance in order to terminate a monthly lease….
